 - Alert potential clients via SMS, email or phone call
 - Undertake all viewings including evening and weekend
 - Carry out Tenant vetting including Credit and Reference checks
 - Carry out reasonable identification checks on all adults intending to occupy the property
 - Preparation of all Private Residential Tenancy Agreement paperwork
 - Preparation and issue of pre-tenancy notices
 - Collection of Deposit
 - Collection of first rent
 - Notification of change of occupancy to the council tax authority and utility providers
 - Ensuring we have the relevant and legally required certification in place and if not, instruct accordingly
 
                Landlord Legal Requirements
(incur separate costs)- Gas Safety Certificate - (renewable annually)
 - Legionnaires Risk Assessment - (renewable every 2 years)
 - Electrical Installation Condition Report - (renewable every 5 years)
 - Portable Appliance Test - (renewable annually)
 - Correct smoke & heat detectors are in situ
 - Energy Performance Certificate (renewable every 10 years)
 
Your 10% No VAT Monthly Fee Covers
- Ensure all legal certificate requirements are renewed annually or where necessary
 - Deal with all enquiries, questions, complaints, or other communications from tenants or third parties
 - Receive rental income from tenants on 1st of each month
 - Credit net receipts to the Landlords bank account on or before 8th of each month if funds have cleared
 - Issue monthly statements to Landlords
 - Pursue the tenant for any rent arrears in accordance with the Agents debt recovery procedure
 - Organise repairs & maintenance in line with prevailing safety and repairing standards
 - Review the rental amount periodically and increase where appropriate and possible under the terms of the tenancy agreement
 - Issue appropriate documentation to end the tenancy where we are requested to do so by the Landlord
 - Commence preparations for the Property to be re-let
